We do not own, inspect, verify, broker, manage, or guarantee any property listed on the platform unless expressly stated.

We act solely as a technology platform facilitating property advertisements and communication between users.

Users are solely responsible for ensuring that all information submitted in their property listings is:

1. Accurate
2. Complete
3. Up to date
4. Truthful
5. Lawfully published

Users must not upload misleading descriptions, incorrect pricing, fake photographs, or inaccurate property information.

By publishing a listing, you represent and warrant that:

1. You are the legal owner of the property; or
2. You have written authorization from the owner to advertise the property; or
3. You are a licensed real estate broker or agency authorized to market the property.

False ownership claims may result in immediate account suspension.

Bahrain Properties BH is not:

1. A real estate broker
2. A property valuation company
3. A legal advisor
4. A financial advisor
5. A mortgage provider

Users should obtain independent legal, financial, and technical advice before completing any transaction.

Although we may review listings for quality purposes, Bahrain Properties BH does not guarantee:

1. Ownership
2. Property condition
3. Legal title
4. Building approvals
5. Property valuation
6. Investment returns
7. Rental income

Users should independently verify all information before entering into any agreement.

Property inspections and viewings are arranged directly between users.

Bahrain Properties BH is not responsible for:

1. Missed appointments
2. Property access
3. Viewing arrangements
4. Safety during meetings
5. Property inspections

Users should exercise reasonable caution when meeting unknown persons.

Licensed agents and agencies are responsible for ensuring that:

1. Their licences remain valid.
2. Their listings comply with Bahraini laws.
3. Their advertisements accurately represent available properties.

The platform reserves the right to request proof of licensing at any time.

All rental contracts, tenancy agreements, reservation agreements, sales contracts, deposits, commissions, and transfer documents are solely between the buyer, seller, landlord, tenant, or their representatives.

Bahrain Properties BH is not a party to any agreement executed between users.

Property prices displayed on the platform are provided by users.

We do not guarantee that prices are:

1. Accurate
2. Current
3. Negotiable
4. Final

Prices may change without prior notice.

Users may not advertise:

1. Properties they do not own or represent.
2. Fraudulent investment schemes.
3. Illegal developments.
4. Properties subject to legal disputes where advertising is prohibited.
5. Duplicate property advertisements intended to manipulate search results.
6. Misleading investment opportunities.

Listings violating these rules may be removed without notice.

Users retain ownership of the photographs, videos, floor plans, and descriptions they upload.

By posting content, users grant Bahrain Properties BH a worldwide, non-exclusive, royalty-free licence to display, reproduce, modify, promote, and distribute the content for the operation and marketing of the platform.

Bahrain Properties BH may offer premium services including:

1. Featured Listings
2. Agency Packages
3. Sponsored Advertisements
4. Promotional Campaigns

Fees for premium services are displayed before purchase and may change without prior notice.

Unless required by law, payments are non-refundable after the service has commenced.

We reserve the right to suspend or permanently terminate any account that:

1. Violates these Terms.
2. Publishes fraudulent property listings.
3. Impersonates another individual or business.
4. Abuses other users.
5. Attempts to compromise platform security.
6. Violates applicable laws of the Kingdom of Bahrain.

To the maximum extent permitted by law, Bahrain Properties BH shall not be liable for:

1. Financial losses arising from property transactions.
2. Property defects.
3. Fraud committed by users.
4. Failed negotiations.
5. Misrepresentation by buyers, sellers, landlords, tenants, or agents.
6. Loss of profits or business opportunities.
7. Indirect or consequential damages.

Users access and use the platform at their own risk.

Users agree to indemnify and hold Bahrain Properties BH harmless against any claims, liabilities, damages, legal costs, or expenses arising from:

1. User-generated content.
2. Property advertisements.
3. Breach of these Terms.
4. Violation of applicable laws.
5. Infringement of third-party rights.

These Terms of Use shall be governed by and interpreted in accordance with the laws of the Kingdom of Bahrain.

Any disputes arising from the use of Bahrain Properties BH shall be subject to the exclusive jurisdiction of the competent courts of the Kingdom of Bahrain unless otherwise required by applicable law.

We reserve the right to modify these Terms of Use at any time.

Updated versions will be published on this page with a revised "Last Updated" date.

Continued use of the platform following publication of updated Terms constitutes acceptance of those changes.
